Hi All,

Just got back from the island and things are progressing. Watching the building take shape is quite a sight.

  1. Floor is poured and walls are being roughed in. Rooms are taking shape, with kitchen, restrooms, activity room, and ships store.
  2. Tower's roof is on and actual installation of metal roofing will begin next week. Tower details will be competed next
    week. Really looks good!
  3. Windows will be delivered Tuesday and installed. Siding will start next week as well. Door are coming following week.
  4. Electrical will begin Monday or Tuesday and be completed Thursday or Friday week.
  5. Sidewalks poured week after next.
  6. Deck will mostly be framed next week.

The new house is out of the ground!

 
These are the pictures of the progress the first week of construction.  The crew is working 4/10's and will be leaving on the 4:15 today Thursday and back on the 9:15 Monday arriving MB at 10:00 AM Monday.  Roof trusses arrived today Thursday and will be set Monday or Tuesday, roof sheeting is on site, expect the roof sheeting to be on by Wednesday afternoon.

Clubhouse construction is underway! Please keep our project site a SAFE one by staying
outside the construction area until the building is completed and announced open to members.

I am very pleased to announce the awarding of the building contract to Clifford
Construction of Spencer Ohio,  Construction will start in August with a
completion date of November 30 or before.  The 2640 sq.ft. building will include
restrooms, showers, warming kitchen, ships store and the grand room along with a
1300 sq.ft. deck. The exterior will be gray siding and a steel blue roof.
I would like to thank the building committee, board of directors and the legal
department for an outstanding job.  It's been a long time coming, but we can see
the light at the end of the tunnel.
 
As the construction site is set, PLEASE stay out of the construction
area, Thanks for your help in keeping this a safe work place.

Details plans for a Clubhouse and site layout have been completed and submitted to the State for approval. They include a great room, warming kitchen, offices, storage space, restrooms, showers and external deck.  We are now proceeding with a competitive bid process for the clubhouse construction. We hope to start construction in mid to late summer 2010.

A Ground Breaking Ceremony was held Sat. July 3, 2010 at 3:00 PM. All members received invitations.

Schedule

As with all construction, schedules are subject to frequent change.

  • DONE!9/18/2007 - MBIYC is officially closed.
  • DONE!10/18/2007 - Marina Basin Construction beings. The entrance to the marina has been blocked off and the marina will be de-watered in the spring. Site preparation was completed as planned this fall and work will resume as soon as possible in the spring. The construction will continue and the marina will remain closed for all of 2008.
  • DONE!June 17, 2008 - Dock Contract advertised for bid by State.
  • DONE!July 10, 2008 - Dock Contract bid date.
  • DONE!September 16, 2008 - New Lease with State signed by MBIYC.
  • DONE!September 22, 2008 - Dock Contract awarded and notice to proceed issued.
  • DONE!October 14, 2008 - New Lease with State signed by the State!
  • DONE!November 14, 2008 - Water in the MARINA!
  • DONE!November 2008 - Marina Basin Construction completes.
  • DONE!December 4, 2008 - Construction contracts finalized for docks, electrical, plumbing and fire protection!
  • DONE!April 7, 2009 - Dock installation starts.
  • DONE!May 4, 2009 - F Dock ARRIVES at the island for installation.
  • DONE!June 30, 2009 State Marina reopened with docks but limited utilities and facilities.
  • DONE!June 30, 2009 MBIYC docks reopen. but with limited utilities.
  • DONE!September 3, 2009 - Permanent power installed.
  • DONE!June 28, 2010 - Dock construction completes with installation of potable water utilities.
  • DONE!July 2010 - MBIYC Clubhouse project out for bids.
  • DONE!August through November 2010 - MBIYC Clubhouse construction.
  • DONE!June 4, 2011 - GRAND OPENING CELEBRATION!

Lease

The State has agreed with MBIYC to lease us docks and property and keep the Club within the State Park. Details have been finalized and the lease was executed on October 14, 2008.

Key Lease Points

  • 25 year lease with 10 year renewal option.
  • Review of lease rate every five years
  • Land located in southeast corner of marina adjacent to F Pier.

Docks

The dock construction package is contracted and the notice to proceed from the state was issued on September 22, 2008. MBIYC Dock construction completed on schedule June 30, 2009

MBIYC's F Pier has 56 docks equipped with electricity and potable water.

  • 25 - 30' x 3'
  • 15 - 36' x 3'
  • 8 - 40' x 4'
  • 4 - 44' x 4'
  • 2 - 44' x 8' (end of pier)
  • 2 - 48' x 8' (end of pier)
  • Main pier is 8' wide
